  • chevron_rightWhat are the 2025-2026 quarterly assessments? (Updated)
     
    QUARTERLY ASSESSMENT
     
    The 2025 quarterly assessment is $98.00 per unit.
    The 2026 quarterly assessment is $107.00 per unit.
     
    The TRCA Board of Directors sets the assessment amount each year during the budget approval process and a letter is mailed or emailed in December to the residents stating the assessment amount with an invoice for the first quarter. Please call FirstService Residential at (480) 551-4300 if you do not receive an invoice, or for current account information.
     
    The Tatum Ranch Community Association quarterly assessments are due on the 1st of January, April, July, and October. Payments received after the 15th of the month they are due, will be charged a $15.00 late fees, plus a $30 re-bill fee. Members will be mailed or emailed invoices approximately two weeks prior to the assessment due dates. Failure to receive an invoice shall not relieve the member of their liability to make timely payments.

  • chevron_rightHow can we drain our pool, and how do we find the sewer line connection for pool backwashing or draining?
    The sanitary sewer cleanout is usually located next to the house at the point closest to the city sewer line and can usually be found outside a bathroom or kitchen. On some older homes, the cleanout is located in the wall; on other homes it is at ground level but may be hidden or covered. A threaded black cap, 3 to 4 inches in diameter, covers the opening. If you cannot locate the cleanout, call the City of Phoenix Storm Water Management at 602-256-3190.

    The City of Phoenix has changed the way they handle bulk trash pickup. Rather than a preset schedule, homeowners now need to schedule their own pickups. The number for scheduling is 602-262-6251.
     
    *Please notify the Tatum Ranch office when you have a bulk trash pickup scheduled to avoid unnecessary notifications.

    Quarterly assessments pay for the following services provided by the Tatum Ranch Community Association:
    • Professional and financial management of the Association, to include budgeting.
    • Maintaining Historical records, books, and required minutes of all Board and Committee meetings.
    • Maintenance of architectural control records and procedures.
    • Carrying out CCRs and Guidelines for Community Living.
    • Providing home resale documentation and support.
    • Liability insurance for Tatum Ranch common areas and vehicles.
    • Directors and officer’s insurance for Board of Directors.
    • Landscape maintenance of 55 acres of Tatum Ranch common area.
    • Maintenance of 26 miles of block wall and fence.
    • Refurbishment of common areas.
    • Tatum Talk Newsletter.
    • Upkeep of 5600 square foot community building.
    • Preparation for Annual Meeting, brunch, and election of Board of Directors, and Architectural Committee.
    • Facilitating Board, Committee, Annual, and other meetings.
    • Filing tax returns.
    • Facilitating the annual audit and reserve study.
    • Management of Tatum Ranch business and staff.
    • Assuring cost effective performance of vendors and contractors.

  • chevron_rightWhat are the boundaries of Tatum Ranch?
    Tatum Ranch is a master-planned community in Maricopa County, Arizona, which is considered a part of the city of Phoenix. It is part of the Upland Sonoran Desert life zone and includes seven arroyos (gullies) that extend northwest to southwest. The community includes 3,586 homes along with the Terra Vista Condominiums and a collection of commercial sites. The community lies six miles south of Cave Creek and five miles north of the 101 Freeway. The community features the Cave Creek Road Scenic Highway Corridor landscaped with natural desert plants and shrubs.

    We process all our Title orders through our website www.fsresidential.com. Select State "Arizona". Click on the "Resident Tab"  In the drop down, Click "Order Documents". Enter the zip code of the property address you are inquiring. Click the box “I’m not a Robot”. Click “find my document Page” Enter a user name and password, if you don’t already have one you’ll need to create one. Once logged in, click “Place your order Now” and enter the information of the property, seller, buyer and your information. Once your order is complete you will receive an email confirming your order number, which will start with an RG-C. You will have two options; a Standard order will be completed in 6 days and a Rush order (additional $100.00) will be completed in 3 days.

    Resale, Transfer, Prepaid, and Special Use/Capital Improvement Fees
    A $245.00 Resale Disclosure Fee and a $155.00 Resale Transfer Fee will be assessed to every member’s account when there is a transfer of ownership for a property. A Special Use/Capital Improvement Fee of .15% of the Purchase Price will also be assessed to the buyer of the property at the time of purchase. (Example: A $500,000 sale would result in a $750 Special Use/Capital Improvement Fee).  Prepaid fees are one quarter's assessment and sub-association fees, as they apply.  These fees are due at the close of escrow. 
     
     
     
     
  • chevron_rightWhat is the signage policy?
    (CC&Rs, Article IV, Section 2, paragraph (m))
     
    A single indoor or outdoor “For Sale,” “For Rent,” or “For Lease” sign is only permitted in front of the property and shall not exceed the industry standard size sign, which is eighteen by twenty-four (18x24) inches. Attachments shall not exceed four in number and each shall not exceed the industry standard size rider of six by twenty-four (6x24) inches.
     
    In no case shall signs, placards or banners be placed or affixed to the surface of any residential structures. Signs shall not be placed over rear or sidewalls or on second story balconies. The exception is that residents are permitted one “No Solicitor” sign not to exceed 28 square inches. This sign must be posted in the front entryway.
     
    Not more than two security signs are permitted. They shall be mounted on a stake within one foot of the house and shall not be more than 16” from the ground to the top of the signs.
     
    Open House signs may be displayed between 8:00 AM and 6:00 PM. A single Open House sign may be displayed in front of the property. Directional Open House signs may be displayed only at an intersection and the number of Open House signs may not exceed more than one (1) for any direction of travel at any intersection. Open House signs shall not be displayed on Tatum Ranch common area.
     
    A single indoor or outdoor political sign is permitted in front of the member’s property with the owner’s permission and shall not exceed twenty-four by twenty-four (24x24) inches. Political signs shall be displayed no more than 45 days before the election and removed within ten (10) days after the election or run off to which they refer.
     
    Refer to http://phoenix.gov/election/signspolitical.pdf for the City of Phoenix political sign regulations. A “political sign” means a sign that attempts to influence the outcome of an election, including supporting or opposing the recall of a public officer or supporting or opposing the circulation of a petition for a ballot measure, question or proposition or the recall of a public officer.
     
    Permanent/temporary commercial signs or banners require approval by the Architectural Committee. Pennant string flags, streamers or other similar devices are not permitted. Aframe or sandwich board signs are not permitted except for temporary “Open House” signs. Signs for temporary events shall be erected no more than two days prior to the event and shall be removed no more than one day after the event. Such signs are limited to no more than two events at one site in a calendar year and the duration of such event
