chevron_rightWhat are the 2025-2026 quarterly assessments? (Updated) QUARTERLY ASSESSMENT
The 2025 quarterly assessment is $98.00 per unit.
The 2026 quarterly assessment is $107.00 per unit.The TRCA Board of Directors sets the assessment amount each year during the budget approval process and a letter is mailed or emailed in December to the residents stating the assessment amount with an invoice for the first quarter. Please call FirstService Residential at (480) 551-4300 if you do not receive an invoice, or for current account information.
The Tatum Ranch Community Association quarterly assessments are due on the 1st of January, April, July, and October. Payments received after the 15th of the month they are due, will be charged a $15.00 late fees, plus a $30 re-bill fee. Members will be mailed or emailed invoices approximately two weeks prior to the assessment due dates. Failure to receive an invoice shall not relieve the member of their liability to make timely payments.

chevron_rightHow can we drain our pool, and how do we find the sewer line connection for pool backwashing or draining? The sanitary sewer cleanout is usually located next to the house at the point closest to the city sewer line and can usually be found outside a bathroom or kitchen. On some older homes, the cleanout is located in the wall; on other homes it is at ground level but may be hidden or covered. A threaded black cap, 3 to 4 inches in diameter, covers the opening. If you cannot locate the cleanout, call the City of Phoenix Storm Water Management at 602-256-3190.

chevron_rightHow do I schedule Bulk Trash pick up? The City of Phoenix has changed the way they handle bulk trash pickup. Rather than a preset schedule, homeowners now need to schedule their own pickups. The number for scheduling is 602-262-6251.*Please notify the Tatum Ranch office when you have a bulk trash pickup scheduled to avoid unnecessary notifications.

chevron_rightWhat are the boundaries of Tatum Ranch? Tatum Ranch is a master-planned community in Maricopa County, Arizona, which is considered a part of the city of Phoenix. It is part of the Upland Sonoran Desert life zone and includes seven arroyos (gullies) that extend northwest to southwest. The community includes 3,586 homes along with the Terra Vista Condominiums and a collection of commercial sites. The community lies six miles south of Cave Creek and five miles north of the 101 Freeway. The community features the Cave Creek Road Scenic Highway Corridor landscaped with natural desert plants and shrubs.

We host a Breakfast the 1st Saturday of the month, Sippin' Social, and a variety of Holiday Events. Community Garage Sales are held the 2nd week in March and October. A Special Use/Capital Improvement Fee of .15% of the Purchase Price will also be assessed to the buyer of the property at the time of purchase. (Example: A $500,000 sale would result in a $750 Special Use/Capital Improvement Fee). Prepaid fees are one quarter's assessment and sub-association fees, as they apply. These fees are due at the close of escrow. -
chevron_rightWhat is the signage policy? (CC&Rs, Article IV, Section 2, paragraph (m))A single indoor or outdoor “For Sale,” “For Rent,” or “For Lease” sign is only permitted in front of the property and shall not exceed the industry standard size sign, which is eighteen by twenty-four (18x24) inches. Attachments shall not exceed four in number and each shall not exceed the industry standard size rider of six by twenty-four (6x24) inches.In no case shall signs, placards or banners be placed or affixed to the surface of any residential structures. Signs shall not be placed over rear or sidewalls or on second story balconies. The exception is that residents are permitted one “No Solicitor” sign not to exceed 28 square inches. This sign must be posted in the front entryway.Not more than two security signs are permitted. They shall be mounted on a stake within one foot of the house and shall not be more than 16” from the ground to the top of the signs.Open House signs may be displayed between 8:00 AM and 6:00 PM. A single Open House sign may be displayed in front of the property. Directional Open House signs may be displayed only at an intersection and the number of Open House signs may not exceed more than one (1) for any direction of travel at any intersection.
